THE BUSINESS: Permitted use: Licensed Bar, Restaurant and Bed and Breakfast. Under previous ownership the business was a simple cafe operation, but our clients identified a gap in the village to give visitors and locals an elegant and outstanding dining venue choice, providing a high standard of food and great service. Additionally, five en-suite letting rooms provided Bed and Breakfast accommodation for visiting tourists. The restaurant accommodates 45 diners inside, plus a further 80 on the paved outside terrace.
THE PREMISES: Ground Floor - 45 cover restaurant with service bar and lounge area. Kitchen with a comprehensive range of commercial quality catering equipment. Ample food prep, wash-up and dry stores areas. Customer toilet.
First Floor - Room 1 - king bed, en-suite shower room and balcony with harbour view. Room 2 - double with en-suite shower room. Room 3 - double room with balcony and harbour view. Shower room with double shower. Large fitted kitchen, dining and living area.
Second Floor - Landing, leading to one double room and one single room. Bathroom with separate shower and bath. For ease of operation (and due to how busy the restaurant operation is), our clients decided to let the rooms to residents on a more long term basis for the time-being, guaranteeing a steadier annual rental income. New owners have the option to revert back to the bed and breakfast option should they so wish. Previous bed and breakfast rates averaged £45 for the single room, up to £95 per night for Room 1. Alternatively, new owners may wish to take back a portion of the accommodation to use as their own personal flat.
