Just looked at the number of viewings booked for this long weekend and it is astounding.
I have also found over the last few weeks that viewings in general are on the increase which results in more offers and naturally an increase in business sales.

No time to blog!

It has been extremely busy all week, so busy in fact that I have not had time to blog!

Busy day valuing

As a couple of the valuers are away, I have been out valuing for the last couple of days. Yesterday I valued 2 smashing greeting cards shops and also a cafe in a honey pot village, all which should be on the market in the next couple of days.

Valuations

Looking at the valuers diaries, they are full to busting with appointments to meet clients to provide valuations of their businesses. This is another good indicator of confidence returning to the business sales market as many clients are selling to enable them to buy a bigger business.

Yesterday was a particularly busy day for both viewings and offers, thankfully many of the offers were agreed. Today has started off similar with the phones very busy - long may it continue!

Completions

I have just been going through the completions to date from Jan 2010 and it is very encouraging and gladly much better than 2009. Looking at the average sale prices though it is clear that the businesses that are selling are those that are competitively priced.

A number of clients acknowledge that a business is worth what a willing buyer is prepared to pay. Having spoken to our sales team, the consensus is that buyers are more discerning than ever and are viewing more and more businesses and by doing so and comparing, the best value for money businesses are usually the most attractive.

Whilst clients are advised that price is the key, it is often difficult for a seller to reduce to a price lower than they expect or even that they paid for it, however the market dictates the price.
